Our Process
All services start at $5 per square foot, excluding construction costs.
Site Selection
Your journey begins with your chosen build site. Having your location selected allows us to create designs that work harmoniously with your specific piece of Hawaii.
Site Visit & Consultation
We believe in starting with a personal connection. We'll meet you at your property to understand your vision and assess the site's unique characteristics. For off-island clients, we can begin with a conceptual design using your property address.
Design Development
After our initial consultation, we'll create a conceptual presentation for your review. Once you're ready to proceed, we begin with a 25% retainer and work collaboratively to refine the designs to your satisfaction.
Engineering & Permitting
Upon your approval of the working drawings, we coordinate with structural and civil engineers (50% payment due at this stage). The final 25% is collected when we submit the completed plans to the county.
Builder Selection
After permit approval, we can connect you with trusted local builders if needed. Our extensive network of construction professionals ensures your project is in capable hands.

Meet Benjamin C. Flippo
Benjamin brings a unique global perspective to Hawaii home design. Having explored 25 countries with his wife, his work reflects both international inspiration and deep respect for Hawaii's architectural heritage.
Today, Benjamin calls the windy shores of Waikoloa home, where he lives with his wife and three children.
